MCB Analysis in response to VOW Staff Report: The Wellington North (TWN) June 7, 2023

Dear VOW Council,

I am submitting this memorandum for your consideration as you evaluate the proposed Wellington North and South development leading up to the upcoming meetings on these proposals.

As you are likely aware, I have been actively involved in questioning and opposing this development, which has the potential to irreversibly change and detrimentally impact our community. The applicant’s claim that constructing nearly 500 housing units in the Equestrian Preserve will enhance the show grounds and equestrian community is misleading, and I would like to outline three key reasons supporting this assertion:

  1. Loss of Equestrian Land: Diverting equestrian land for residential purposes would result in a relocation of equestrians to areas beyond Wellington, where they can continue their equestrian activities without hindrance.
  2. Lack of Concrete Expansion Plans: The applicant has failed to provide specific and detailed plans regarding how the horse show will be expanded and improved in conjunction with the proposed development.
  3. Limited Attraction of Equestrians: Merely constructing houses does not inherently attract equestrians to a community. Equestrians are drawn to locations that offer exceptional equine facilities, such as well-maintained riding surfaces and stabling, effective management practices, optimal living conditions for the equine athletes (including adequate space and safety measures), and high-caliber competition opportunities.
